Ashworth Cottages, located just a block north of Green Lake, is a LEED Platinum certified project of townhomes and detached single family homes in an urban setting. The project has a total of 20 homes, 17 of which were unsold at the time the project (then bank owned) was turned over to Intracorp Marketing & Sales to assist in the sellout of the community.
The challenges with this project were generally related to pricing, but additional factors included the incomplete nature of the homes and how they presented themselves to the buying public. Intracorp Marketing & Sales was able to contract with their development and construction teams to complete each of the homes and prepare them for a retail sales effort designed to maximize returns for the seller.
Once the homes were completed, Intracorp Marketing & Sales then was able to install a model and sales office, staff the site, and begin the sales process. With precisely the right pricing strategy, the community instantly began to sell. In a declining and challenging market, multiple offers were received on several homes, and revenue projections were exceeded though a rapid sellout of the community. Within 4 months the project had closed its last sale.
